Forsyth County, with a population of more than 203,000, is located in the north-central portion of Georgia, within the Atlanta metropolitan area. Suburban and exurban in character, it operates under the commission-county manager form of government.

In early 2022, the board of commissioners solicited proposals from qualified firms to perform facility condition assessments at the County Administration Building, the Courthouse Annex, and the Tax Commissioner and Magistrate Court, and selected Axias to do the work. The buildings range in age from 27 to 46 years old. As a result of this project, county officials will be able to make informed decisions and plan strategically for capital equipment replacement and building renovations and/or upgrades.

Axias is responsible for developing a detailed report for each of the three buildings, containing assessments of building components, systems, and equipment; producing budget cost estimates for needed repairs, renovations, or replacements; and providing photo documentation.

Specific tasks within the scope of work are to:

  • Forecast the remaining useful life of assets and estimated lifespans

  • Recommend repair or replacement options for deficiencies

  • Identify code-related deficiencies or compliance concerns

  • Prioritize and categorize deficient conditions and corrective actions

  • Provide recommendations on a preventive maintenance program

  • Provide a facility condition index benchmark for each facility
