In June 2021, the Breckenridge Town Council approved its second workforce housing complex, called Block 11 Apartments. The three-acre site will house three buildings, each with nine one-bedroom rental units.

The development, designed by Coburn Architecture, has a net-zero energy goal which will be facilitated by orienting the buildings for southwest exposure and solar panel roofing. Each three-story structure encompasses 6,893 square feet; 82% is residential space and the remainder is common space. Sixty-two parking spaces are planned, with 27 of them under carports.

As owner’s representative, Axias, in partnership with Goulding Development Advisors, enjoys a close working relationship with the town’s Community Development Department planning manager. The role will require a wide range of services during the project planning, initialization, design, and construction phases, including design team and CM/GC selection; contract negotiation; budget development and oversight; schedule management; and change order review.
