Location: Washington, D.C.
Client: Brookfield Properties
Size: 355 rooms
Role: Change Order Analysis

Brookfield’s diverse real estate portfolio contains 16 full-service hospitality properties and 140 extended stay hotels across North America, the U.K., and Australia. One of their newest acquisitions was the former Renaissance DuPont Circle Hotel at 1154 New Hampshire Avenue NW in January 2018. Following a rebrand as The Wink, Brookfield’s market intelligence sparked physical improvements to the 355-room property that catered to both out-of-town guests and appealed to locals looking for a place to dine and hang out.

The hotel remained partially open as the main floor underwent extensive renovations that transformed previously compartmentalized space into an open concept plan. The lobby, which now presents more like a living room, flows into a restaurant, bar, and vinyl record store that hosts a rotating list of DJs.

Improvements extended to meeting rooms retrofitted to double as demonstration kitchens and creation of an outdoor porch and dining areas. Because the 1971 property had undergone a major renovation in 2007, work in the guest rooms was mainly cosmetic. When construction wrapped in May 2020, the hotel fully reopened under its new name and brand, Yours Truly DC.

Axias provided change order analysis and review, assisting Brookfield with closing out the construction contract and verifying that the developer paid fair market value for scope changes.
