The project comprised complete renovation of this iconic, historic and landmark property. Previously the hotel contained 250 guest rooms. The owner/developer embarked on a total interior demolition and rebuild of the hotel thus creating a Grand Ballroom with 17’ ceilings and 348 guest rooms; added 3 elevators and an additional fire escape stairwell; a Spa including treatment rooms, steam rooms and indoor swimming pool; and also repurposed the roof and turned it into a rooftop terrace and bar with magnificent views of the DC monuments and Potomac River. Services provided 2013 – 2016.
Hanscomb's services included owner’s representation: on site development management, constructability, cost estimating and procurement consulting (design); contractor selection, change order review and settlement (construction), monthly payment processing and closeout. Also: assistance to owner with structural consulting issues, guidance on historic restoration, historical approvals and related property tax credit processing, regulatory compliance, negotiations with neighboring landowners and all legal/insurance issues arising from a partial slab collapse during construction.
